Coulsdon Flats
New Build
2025
Planning
A nine-home residential development that uses familiar domestic forms to sit comfortably within its suburban setting.
The proposal replaces an existing house with a new residential building of nine flats in Coulsdon. Rather than treating the scheme as a small apartment block, the design breaks the elevation into a series of familiar domestic forms, helping the building sit more comfortably within its residential setting. Brick is used throughout, with arched openings and carefully proportioned bays giving depth and rhythm to the street elevation.
The upper floors are set within pitched roof forms, reducing the apparent scale of the development while still making efficient use of the site. Particular attention has been given to the relationship with the street, with landscaping, boundary walls and entrances forming part of the overall composition rather than being treated as secondary elements. The result is a higher-density scheme that retains the character and material qualities of the surrounding neighbourhood while providing a distinct identity of its own.
